The illustrative layout shows how the proposed quantum and land use mix on the site. The scheme shows a mix of dwelling types ranging from one and two bed flats to semi-detached and detached houses towards the southern end. The houses are arranged so as to enclose and overlook a series of public open spaces and the recreation ground to the east of the site. Employment uses are shown on the eastern edge of the site, vehicular access to which can be separated from that serving the neighbouring dwellings. The medical centre is shown located within the north western quadrant of the site and set back from Rendham Road. It is intended that a local shop would be provided at ground floor level within the blocks of flats. Whilst it is envisaged that most of the development will be two storeys in height, the cluster of buildings arranged around the entrance to the site may rise to three storeys.
The layout follows the principles set out in the By Design guides and in the Suffolk Design Guide. It illustrates how a legible and permeable arrangement of streets and spaces can be achieved that could, at the detailed design stage, produce an environment that both reinforces local design characteristics and provide an identity of its own.
